2 BR/2 BA 1,100 sq ft (100 sq metres) condo located near down town Palm Springs California right across the street from the trendy Ace Hotel. Condo is just 7 years old and was newly furnished in 2011. There are literally hundreds of bars and restaurants within walking distance and numerous cinemas, theatres and entertainment venues as well as a number of casinos that are a short drive.

The master bedroom has a California King bed and 32" flat screen TV with basic cable and a full ensuite washroom. The second bedroom has a full jack and jill washroom (also accessible from the living room area), a queen size bed and a 24" flat screen TV with basic cable.

The living dining area have a queen size sofa bed, a 50" flat screen with digital cable and PVR, a Wii unit, and Bose sound system. There's seating for 6 comfortably in the dining area and the unit has an in suite laundry with washer and dryer. The unit also has central air conditioning and heating (you'll never use the heat) and high speed wifi.

We love to cook so the kitchen is extremely well equipped with great cook ware, lots of gadgets, quality small appliances, a large fridge with ice and water dispenser and a gas range and large microwave as well as a dishwasher.

The unit has it's own garage and we leave our bicycles here which you're free to use. We may also be able to arrange a vehicle swap as we have our convertible left here as well.

The deck is huge and has a propane BBQ, propane heater (we use it more for ambiance than heat), lots of lounging and conversation space as well as a dining area. The view from the patio deck is the beautiful San Jacinto mountains.

The complex has three pools, two spas (hot tubs) and a fully equipped fitness centre and there are only 133 units in the complex so they've never been crowded when we're here. This is a gated community which is very safe and secure.

We only spend the winters here so the property is available between April 1 and October 31.

Palm Springs is a beehive of activity with the Coachella and Stage Coach music festivals, Dinah Shore/Paribas Open tennis championship and much more. Palm Springs is a golfers paradise with over 100 golf courses in the Coachella Valley. It's an ideal base for trips to Huntington Beach, San Diego or LA (all less than 2 hours away) Phoenix and Vegas are just 4 hours away.

There's also the Palm Springs Aerial Tramway and the Living Desert.

There's lots of hiking (more than 100 hiking trails), and opportunities to explore the unique ecosystems. Joshua Tree National Park, just 45 mins away with more hikes, and natural spectacles including incredible views from Keys Mountain (don't worry-you can drive right to the top). Palm Springs has everything you could want and makes a perfect getaway. Or you can take the Palms to Pines highway and drive from the Desert floor at sea level to Idylwild at 6,000 feet.

If shopping is your thing there's plenty of little shops, shopping malls, big box stores and the Desert Hills Premium Outlets are less than 30 minutes away with more than 100 major retailers and a major expansion underway.
